What Is A Nota Simple?

Posted in: Property
Author: Myra Cecilia Azzopardi

Basically can be translated as a simple note. The note will give the current status of the property. The title holder/holders. Property and plot size (if applicable) Most likely a separate note for a garage and ‘trastero’ lockup. The meters of the property and the balconies/terraces. Independent villa will provide names of neighbouring plots on each side. This note will also show any charges on the property such as a mortgage or debts. Do not rely on the note for the legalities of the property. Planning infractions are not listed. Embargoes to urbanise certain areas may be applicable if the promoter left the area with no infrastructure.

Do not rely on title deeds to be up to date.
