Hay regimenes diferentes para Escocia y Irlanda de Norte.
El arrendador o el agente está obligado depositar la fianza con un TDP, dentro de 30 días de recibirla del arrendatario. Estas organizaciones ayudan a recuperar la fianza cuando
- el arrendatario está a la altura con las mensualidades de alquiler y las facturas de luz, aqua etc.
- no hay daños en la propiedad
- el arrendador está cumpliendo con el contrato de alquiler
El arrendador debería devolverte la fianza dentro de 10 días posterior al fin del arrendamiento, cuando arrendador y arrendatario se han puesto de acuerdo sobre la cantidad a devolver.
Si no se llega a un acuerdo, el TDP protege la fianza hasta que se solucione la problema.
